Job Summary:
The Mortgage Loan Processor is responsible for the processing of a mortgage loan from origination to funding. This position will support the Sales and Operations Staff by collecting necessary documents and managing the transaction to ensure the closing deadline is met. The Mortgage Loan Processor ensures that all credit packages and disclosure packages meet quality and regulatory standards for completeness, accuracy and timelines established for the loan type.

Essential Functions and Responsibilities:

  • – Maintain excellent customer relations and the confidentiality of the client’s information.
  • – Communicate with Mortgage Originators, Mortgage Closers, and Mortgage Underwriters to compile all documents needed from multiple sources to effectively respond to new loan requests.
  • – Remain current on and adhere to all regulatory required training.
  • – Work with Mortgage Loan Originators, Mortgage Processors, and other Operations staff to resolve problems, address deficiencies, answer questions, and meet production goals.
  • – Review mortgage loan files for compliance with regulatory, investor, bank, and agency guidelines.
  • – Perform all other duties as identified from time to time.
  • – Obey all applicable federal laws, rules, and regulations relating to Anti-Money Laundering (AML) including the Bank Secrecy Act (BSA).
  • – Ensure timely and independent processing of mortgage loan files (in compliance with all applicable laws, regulations, and corporate policies and procedures) from origination through post-settlement delivery.
  • – Proactively communicate loan status with the customer.
  • – Process loans through the LOS system, to include the underwriting systems, and review findings with the underwriter(s) and loan officer, clear conditions and note stipulations on the commitment letter.
  • – Arrange loan settlement/closings; notify all related participants and prepare the completed settlement package for closing.
  • – Attend various mortgage courses or other general banking courses as required.

Qualifications:

  • – Bachelor’s Degree in business field or equivalent related experience required.
  • – 3-5 years minimum of mortgage experience with solid knowledge of FNMA, FHLMC, FHA and VA lending guidelines preferred.
  • – Effective interpersonal relationships with customers, management, and team members.
  • – Ability to perform tasks quickly and accurately.
  • – A thorough understanding and application of all policies, procedures and regulations pertaining to the work of a Processor.
  • – Ability to operate in a team environment to accomplish shared goals.
  • – Ability to work comfortably in a paperless environment.
  • – Ability to effectively manage time as related to daily tasks.
  • – Ability to solve practical problems and interpret a variety of instructions furnished in written, oral or schedule form.
  • – Ability to write business correspondence and assist with the preparation of loan documents required by underwriting.
  • – Thorough understanding of Conventional, FHA/VA, USDA loan requirements, guidelines, and documentation.
  • – Ability to work within closing deadlines while multi-tasking.
  • – Ability to work in a fast-paced environment while interacting with mortgage loan officers, borrowers, and operations staff.
  • – Ability to prioritize multiple demands in a high pressure environment while maintaining professional demeanor, organization, and possibly 20-30 loans at any given time.
  • – Proficient in Microsoft Office programs as well as in house loan origination systems, electronic document imaging, and electronic communications.

Working Conditions & Physical Requirements:

  • – While performing the duties of this job, the employee is regularly required to remain in a stationary position, primarily at a desk. The work environment is typically located indoors but may have infrequent occasion to work outdoors. Some travel may be necessary to other businesses and branch locations.
  • – The employee is frequently required to operate a computer, printer, copy machine, calculator, telephone, and/or other office equipment.
  • – The employee frequently exchanges information with others and must be able to do so in an effective manner. Must have the ability to communicate clearly and effectively, both verbally and in writing, and across a variety of audiences.

Job Summary:
Provides support to Mortgage Operations and Mortgage Origination. In particular, this position is responsible for determining documentation requirements, reviewing documentation provided, analyzing risk, and rendering a credit decision for consumer mortgage requests. The Mortgage Underwriter reviews residential loan packages for compliance with regulatory, investor, bank, and agency guidelines and makes credit decisions.

Essential Functions and Responsibilities:

  • – Responsible for reviewing income and asset documentation, credit reports, and other applicable loan documentation.
  • – Responsible for evaluating & examining transactions to ensure accuracy and completeness.
  • – Responsible for maintaining a thorough working knowledge of standard Automated Underwriting Systems including DU, LPA, and GUS.
  • – Ensure loans meet the agency and investors’ lending guidelines as set forth in the agency and investors’ underwriting policies and procedures.
  • – Keep informed and up to date with all Fannie Mae, Freddie Mac, USDA, VA and FHA guidelines and resources.
  • – Communicate with Mortgage Originators and Mortgage Processors to compile all documents needed from multiple sources to effectively respond to new loan requests.
  • – Contact partners and utilize available resources as needed to gather information to make appropriate underwriting decisions.
  • – Maintain excellent customer relations and the confidentiality of the Bank customer’s information.
  • – Remain current on and adhere to all regulatory required training.
  • – Attend various job-related courses or other general banking courses as required.
  • – Work with Mortgage Loan Originators, Mortgage Processors and other Operations staff to resolve problems, address deficiencies, and answer questions.
  • – Review mortgage loan files for completeness and data integrity.
  • – Evaluate borrower’s credit and capacity to repay the requested loan.
  • – Evaluate the collateral securing the requested loan and determine acceptability.
  • – Review mortgage loan files for compliance with regulatory, investor, bank, and agency guidelines.
  • – Make the credit decision to Approve, Suspend or Deny the loan and issue approval within timeframe established by TBM procedures.
  • – Complete all necessary forms to comply with regulatory, investor, bank and agency guidelines.
  • – Complete Underwriting Approval and provide to Loan Officer, Processor, and Closer.
  • – Record appropriate data and status into processing system.
  • – Mentor and support processors.
  • – Support Originators as a resource for questions.
  • – Maintain excellent customer relations and the confidentiality of the Bank’s customers.
  • – Perform all other duties as identified from time to time.

Qualifications:

  • – Bachelor’s Degree in business field or equivalent related experience required.

  • – DE authority with SAR and LAPP Certification Underwriting designations are required.
  • – Effective interpersonal relationships with customers, management, and team members.
  • – Thorough understanding of underwriting policies and procedures, including regulatory updates with all agencies and investors.
  • – Thorough knowledge of FHA, VA, USDA, Fannie Mae, and Freddie Mac guidelines and standards.

Job Summary:
The Retail Mortgage Loan Officer is responsible for originating self-sourced and referred mortgage loans, administration of policies and procedures, reviewing and increasing sales, collaborating with operations, and maintaining compliance while providing excellent customer service.

Essential Functions and Responsibilities:

  • – Develop business by initiating sales calls, follow-up meetings, and responding to referrals in a timely manner
  • – Accept loan applications and gather all necessary documentation in order to start the pre-qualification Mortgage process and review financials, credit and property for feasibility of granting loans.
  • – Provide sales support and strong communication to customers, processors, and management from loan pre-qualification to loan closing;
  • – Monitor all applications and supporting documentation to avoid and detect customer fraud;
  • – Work with management to achieve team and division goals;
  • – Work closely with support staff to ensure efficient processing to include account documentation is complete and accurate, , underwriting, and closing of loans;
  • – Manage and monitor all disclosures to ensure compliance with regulations and mandatory time frames;
  • – Perform all other duties as identified from time to time.
  • – Obeying all applicable federal laws, rules, and regulations relating to Anti-Money Laundering (AML) including the Bank Secrecy Act (BSA).
  • – Maintain excellent customer relations and the confidentiality of the Bank’s customers information;
  • – Negotiate terms, structure loan financing based on risk considerations and present credits for approval to appropriate levels of authority with the bank in accordance with bank procedures.
  • – Complete necessary credit investigations on each loan application as appropriate for keeping credit files current for the duration of the loan.
  • – Analyze potential loan markets and develop referral networks to locate prospects for loans.
  • – Build and maintain positive relations with business referral sources, customers, potential customers and co-workers.
  • – Ability to analyze mortgage clients for additional potential needs of other bank products and services and participate in business development activities.

Qualifications:

  • – High School diploma or equivalent; and 3-5 years related experience or equivalent.
  • – Prior mortgage experience is required.
  • – Effective interpersonal relationships with customers, management and team members;
  • – Thorough knowledge of FHA, VA, USDA, Fannie Mae, and Freddie Mac guidelines and standards;
  • – A thorough understanding and application of all policies, procedures and regulations pertaining to the work of a Retail Mortgage Loan Officer;
  • – Must demonstrate a thorough knowledge of key lending concepts such as debt/income ratios, LTV percentages, credit scoring, and other underwriting criteria;
  • – Ability to solve practical problems and interpret a variety of instructions furnished in written, oral or schedule form;
  • – Ability to work with interest rates, ratios, percentages, excel and graphs;
  • – Ability to prioritize multiple demands in a high-pressure environment while maintaining professional demeanor and organizational skills;
  • – Must have the ability to obtain an NMLS number.
  • – Must pass the background check and not be listed on any watch and/or exclusionary list including but not limited to the GSA, LDP, and FHFA.
  • – Must be SAFE Mortgage Licensing Act compliant within 30 days of employment in this role and applicable NMLS acceptable background check
  • – Excellent customer service skills, attentiveness, and information retention.
  • – Ability to interact effectively with employees in order to direct work flow, assess performance, and assign duties.
  • – Ability to communicate clearly and effectively, both verbally and in writing, across a variety of audiences.
